Hudson Yards signs 2 major Covington & Burling deals with Susquehanna International Group


Two major new deals just signed demonstrate the continued appeal of Related’s Hudson Yards complex and the preference for new construction over the much-admired older buildings.

Warner Bros. Discovery (WBD), the largest tenant at 30 Hudson Yards at 2.6 million square feet, has been consolidating operations since AT&T’s WarnerMedia merged with Discovery in 2022. The reorganization freed up 310,000 square feet of its 1.4 million square feet of space.

Law firm Covington & Burling has signed a sublease for 235,479 square feet, expanding from 200,000 square feet at 620 Eighth Avenue in the New York Times Building through next year, sources said.

Susquehanna International Group (SIG), a proprietary trading company, subleased 73,735 square feet from 140 Broadway downtown.

The Hudson Yards Tower opened in 2019, the Times Tower opened in 2007, and 140 Broadway opened in 1967.

The reason for the two companies’ relocation is unclear. We are aware of the situation through market sources and neither the tenants, related parties nor the relevant brokers will comment on any aspect of the matter.

Other corporate tenants at 30 Hudson Yards (home to the rooftop restaurant Peak and the Edge observation deck) include the headquarters of KKR, Wells Fargo and related companies, all of which have their own apartment units. WBD remains the largest of the towers, including CNN’s five floors totaling 300,000 square feet.

Our sources also indicate that the sublease that Covington and SIG received from WBD will be converted to a direct lease with the related company at some point in the future.

It is also understood that in conjunction with the deal, Related plans to redesign the tower’s ground floor lobby, sky lobby and facilities, including a previously unused upper-level outdoor terrace.
